Trust & Estate Real Estate Services in New Mexico
Clear Guidance for Trustees, Heirs, Families & Their Attorneys
Selling a trust-owned or inherited home often involves more than preparing a property for the market. There may be belongings to sort through, maintenance to address, preparation costs to consider, and family members coordinating decisions from different cities or states.
I help trustees, heirs, and families navigate those property decisions with clear market guidance, practical recommendations, and attentive communication. Working alongside their attorneys and advisors, I bring local knowledge and organized coordination to the real estate portion of the process.
Based in Los Ranchos de Albuquerque, I serve Albuquerque, Santa Fe, and surrounding New Mexico communities.
The Trust & Estate Property Process
Every property and family situation is different. The following steps provide a practical framework, adapted to the home, the client’s priorities, and the timing of the sale.
1. Confidential Conversation
We begin with a private conversation about the property, the people involved, your goals, and any immediate concerns. We discuss condition, occupancy, access, timing, and who will be directing the real estate decisions.
2. Property Review
When appropriate, I visit the home to assess its visible condition, location, marketability, and preparation needs. This review helps identify questions to investigate and priorities to address before listing.
3. Trust & Estate Property Brief
My Trust & Estate Property Brief brings together comparable sales, property observations, current market conditions, as-is pricing guidance, preparation options, and recommended next steps. It gives trustees, families, and their advisors practical information for evaluating a potential sale.
If the home is still full of belongings, the initial review provides a starting point. Once the contents have been removed, we revisit condition, preparation, and pricing with a clearer view of the property.
4. Strategy and Preparation
We compare selling as-is with making selected repairs or improvements, considering likely benefits, costs, and timing. When services are needed, I help coordinate local resources for clean-out, cleaning, landscaping, repairs, and other preparation.
The aim is to focus on work that supports the sale and fits your priorities.
5. Marketing and Sale
When the property is ready, I manage pricing strategy, professional photography, property presentation, marketing, and showings. I explain offers and estimated net proceeds, negotiate terms, and coordinate the transaction with the professionals involved.
6. Closing and Follow-Through
Through inspections, contractual deadlines, and closing, I provide updates and help coordinate the remaining property details so you understand what comes next.
Why This Work Fits Me
Before real estate, I served as Legal Advertising Manager at the San Francisco Daily Journal, working with attorneys on time-sensitive legal notices and court-driven deadlines. That experience reinforced the importance of accuracy, responsiveness, documentation, and discretion.
My background in magazine publishing also shapes how I prepare and present properties. With more than $50 million in career real estate sales, I bring seasoned negotiation, strategic marketing, and thoughtful coordination to each client relationship.
Trust-owned and inherited homes can involve multiple decision-makers, long-distance coordination, and properties that need attention. My role is to make the real estate decisions clearer and the sale more manageable.
For Attorneys, Advisors & Referral Partners
When you refer a client, your relationship and reputation come with the introduction.
Through Referral Stewardship, I provide prompt follow-up, practical market insight, and organized communication from the first conversation through closing. Updates are coordinated with the client and the professionals involved, with discretion and respect for their circumstances.
Whether your client needs an initial property review, help evaluating preparation options, or representation through a sale, I offer a clear point of contact for the real estate work.
Your reputation travels with your client. I make sure it lands well.
Local Support for Out-of-Area Trustees & Families
Managing a New Mexico property from another city or state can make it difficult to evaluate condition, arrange services, and prepare for a sale.
I provide local property insight, help coordinate vendors and access, and keep clients informed as work progresses. This support helps families make decisions from a distance and plan visits around the steps that need their attention.
For clients considering a move to New Mexico, Experience Albuquerque and The Albuquerque Collection offer neighborhood guidance, relocation resources, and a curated introduction to local communities and lifestyle.

Distinctive and higher-value trust and estate properties may benefit from additional marketing reach and specialized presentation.
As a Coldwell Banker Global Luxury Property Specialist, I bring luxury marketing resources, professional presentation, and cross-market referral relationships to qualifying properties. This can be especially valuable when prospective buyers or family decision-makers are outside New Mexico.
Across price points, my approach begins with the property itself: its condition, character, likely buyers, and position in the market.
Serving Albuquerque, Santa Fe & Surrounding Communities
I help clients sell trust-owned and inherited homes throughout Albuquerque, Los Ranchos de Albuquerque, Corrales, Placitas, Rio Rancho, and Santa Fe, including the North Valley, Northeast Heights, Nob Hill, and Sandia Heights.
Some homes are ready to list. Others need clean-out, repairs, or a thoughtful review of preparation options. Wherever you are in the process, we can begin by identifying the next practical step.
